Personal Portfolio Manager

As you all know, I gladly make some of my personal service providers available to anyone who is interested and some services like on TSPN are only available to Platinum members. Thousands of people make use of them, and in the process they make things possible for investors that would otherwise not have been possible. The reason for this, of course, is that they are all properly schooled in the unique structures and techniques that I use.                

But there is one service that I haven't yet made available to many investors, and that is the Personal Portfolio Management service rendered by Treoc Holdings. The reason for this is simply that Treoc Holdings didn't previously have the capacity to open it up to members as well. I have a full-time team at Treoc Holdings that has been handling my portfolios for years, because I have too many properties to handle myself - and I wouldn't want to do that anyway. It would take up all my time, meaning that I wouldn't have a chance to focus on my businesses, new properties and opportunities.

Before I tell you what the Portfolio Management division of Treoc Holdings does for me - and could do for you in the future too if you'd like to use them - I first just want to discuss the three phases in an investor's portfolio management cycle:                                   
  • Phase 1 - You might handle the management of the first few properties yourself, including all the tenant administration. You very quickly discover the frustration of working with tenants!
  •                                    
  • Phase 2 - Of course, I recommend at the seminars that you rather entrust your tenant administration to a letting agent from the very first property, and I teach the attendees how and where to find good letting agents; but some people feel that paying 10% of the rental to an agent is too much and they choose to do it themselves instead. Because my methods enable people to buy a lot of properties in a short period of time, the tenant administration soon becomes a huge job that takes up all their time, and eventually they end up taking my advice and handing it over to agents anyway.

  • Phase 3 - The portfolios keep growing, and after a while it becomes a full-time job to manage and monitor the letting agents and the finances. I reached this point several years ago, and that's when I created the Portfolio Management function in Treoc Holdings.

Many of our members who began applying the Treoc Way back when I started with the seminars are now in the Phase 3 category, and I'm getting frequent requests for help these days. Many of our members also have full-time or professional occupations that demand all their time, and they don't have time for the portfolio management tasks. So it's not just about numbers, but also about time. I appointed Tina Freimuth a few years ago to adapt the portfolio management service that Treoc Holdings provides to me in order to allow Treoc Holdings to make it available to members as well. She has done this successfully, and today I can announce that we're now able to offer the full service to members. However, we're going to limit the number of members we take in, according to the available capacity, and as the division grows we will be able to help more people.                           

Here is what Personal Portfolio Manager (PPM) does for me, and can do for you too:

  1. PPM recommends good letting agents where possible, but the final choice of agent rests with the investor. The investor can also keep his existing agents if he already has good agents working for him.

  3. PPM establishes a line of communication with your letting agent, and the investor no longer liaises directly with the agent
  4.                                    
  5. The investor gives PPM operator status on the property trust's bank account and bond account. Operator status means PPM can draw bank statements, monitor rental payments and so on, and initiate payments. Please note that they can load payments on your internet banking, but cannot authorise them. Only you can do that! When they load payments, for a plumber, for example, they inform the investor via SMS. The investor must then authorise the transaction himself on his internet banking, and only after that is payment effected.

  7. PPM, in conjunction with the agent, liaises with service providers such as painters, electricians, and so on. They obtain quotes and then submit these via email to the investor for approval before any instructions are given.
  8.                                    
  9. PPM then ensures that the work is inspected by the agent before payment is requested.
  10.                                    
  11. PPM ensures that minimum balances on trust accounts are maintained so that debit orders for bond payments don't bounce. They also make sure that bond instalments are correctly adjusted when interest rates change. (By the way, you should watch the banks closely on this point.)

  13. When I buy a new property, I fax the Offer to Purchase Agreement to PPM, and they then handle all further communication with the estate agent, bond originator, trust accountant, conveyancing attorney and letting agents. They keep the investor continually updated on the progress made.

  15. PPM is of course 100% familiar with the Treoc Investor Software, and shares the investor's login details. All the information from the purchase of the property is loaded, and all changes and updates are handled by PPM, so that the information in the database is continually kept up to date. I can therefore log on at any time and, for example, plan and manage my refinancing programme on an up-to-date portfolio. This is essential for successful and sustainable refinancing.

  17. PPM also provides me with an Excel spreadsheet every month, in which each property's finances for the month are monitored. This includes:                                 
    • Rent payable                                           
    • Rent received                                           
    • Bond instalment paid                                           
    • Shortfall or surplus                                           
    • Levies paid                                           
    • Maintenance and other costs paid                                           
    • Monthly remarks on each property, where necessary

  18. PPM ensures that my provision fund for vacancy and maintenance is topped up every month and that unexpected expenses and losses are discounted against it.

  20. PPM handles all my refinancing transactions after I have decided myself which properties I want to refinance.

I think you can already see that PPM does everything for me. It's a comprehensive portfolio management service. A lot of people have asked me what my recipe is for the stress-free serenity that I radiate. Now you know!
