I’ve also made it my personal business to meet each of your directors and/or heads of divisions. The potential that your vision holds is enough to blow anyone’s mind …

At the moment I’m busy bedding down my various components into each of the appropriate divisions to ensure that I can become a fully fledged living TREOC member. In reality, I can see the potential for a “McDonald’s” versus a “mom & pop burger stand” scenario.

The extremely informative newsletters that we are receiving on a weekly basis, are professionally compiled and much appreciated.

I fully agree with your sentiments on the above mentioned subject , as you have described in your latest news letter.

I attended your seminar in February 2006 , but it took me until June 2006 to catch a wake up. I was spending in excess of R 5500.00 per month on various retirement policies , but after your seminar I investigated the returns on these policies and I was shocked to see the results obtained. I then started to do things the TREOC way ... !!

Even though I have not followed your rules to the core , and because of this I made some slight mistakes along the way , I managed to acquire 16 properties between June 2006 and November 2006. I must just mention that this would not have been possible without the assistance and support of all involved at TREOC. The service I have received from all has been nothing but excellent , even though we did have some minor problems along the way , but it has all has been resolved amicably.

The reason I am actually writing is to give one example of how your method has worked for me. I purchased two units in Randburg for R 840 500.00. Bond amounts are R 820 500.00 and current value is projected at R 966 575.00 , capital gains value is R 146 075.00. My total bond is R 8 092.00 , rent income is R 6 400.00 and levy is R 1 100.00. My shortfall for both units is R 2 792.74. This is half of what I was spending on the RA's , yet the return in one year will be R 146 075.00 minus shortfall , approx. R 108 000.00 return in one year.

I have started purchasing again in 2007 , and have put in an offer for two new units.

I want to take this opportunity to thank you and all of the people involved in your wonderful company for giving me the insight and assistance to finally become a property investor. It is a pleasure and a privilege to be a platinum member of your group , and I hope to grow my portfolio substantially during 2007.

I am 24 year's old studying and working and with a bit of planning have pulled it off with no help from family and friends, and have now involved those exact group of sceptics in the capital growth arena.

Part of my job is to do verification and due diligence work for clients all over SA. Recently I was doing a similar project in Gauteng and I started talking to one of the senior financial auditors at the company about property investment. It was like lightning a fire. This person was fired up and very positive about investing in property. Seeing he was fired up and very positive, I assumed that he went to your seminar, but he didn’t and informed me about another person who always advertises his seminar in the Sunday paper. This individual underwent a seminar A YEAR AGO and was then part of the ‘mentorship’ program on which he also has been on for a year. All of this is costing a lot of money. When I enquired how many properties he purchased from the knowledge and training he got since a year ago – he said NONE!!.

I informed him that I and my wife underwent your seminar and have since acquired 14 properties. He then went on your seminar with his wife and invited two friends. The short of the long is that he purchased his first property within the first week after attending your seminar and cancelled his ‘mentorship’ program with the other program. Clearly the one works and the other one doesn’t. The proof is in the poeding!

They are also starting to create “unique” software to manage property portfolios, I guess competition is fair, but “copy cats” should not be taken seriously. Since 2003 when I started receiving your news letters and software, there was nothing like it in the country, now everyone has suddenly become an expert. The problem is that people always believe what they read, but I know that your methods work as they have worked for me.

Ek het nou 14 eiendome en die short fall is minder as R 1000.00 op almal. Ek het almal met 100% lenings gekoop asook met alle prokureurskostes ingeluit. Ek het die eerste paar huise se bank aansoeke self hanteer, maar maak deesdae van n bond origionator gebruik,soos jy voorgestel het en dit is ongelooflik hoe maklik en vinnig die aansoeke nou goedgekeur word. Wat n plesier.

Ek gaan more, Maandag by die Platinuim club aansluit en is onseker hoeveel die refresher seminaar my nou gaan kos, ek bring ook 4 vriende hierdie keer saam.

Bought a house 4 months ago in a busy street in Centurion for R760K. Converted it to offices and I rent out the office space. Total income from rent per month is R10K. Bank evaluated it at R1.1 in January and gave me the R275K. So now I have money to subsidize the shortfall and look for other investments.

Beste Coert - graag herhaal ek die getuienis wat ek op 21 Januarie tydens my 3de seminaar gegee het. Op 14 Februarie sal dit presies een jaar gelede wees dat jy my oë vir jou unieke herfinansierings-metode laat oopgaan het. Die spreekwoord lui dat die bewys in die eet van die nagereg lê. Hier volg die '' proof of the pudding'' - sedert ek jou eerste seminaar bygewoon het, het ek berekend en met deeglike navorsing 19 eiendomme aangekoop. M.a.w. ek het al jou beginsels aangewend soos vervat in die seminaar. Ek het 'n fout begaan met een eiendom wat ek in 'n aftree-oord in Durbanville gekoop het. Tydens die aanbou van die huis het 6 eiendomsagente vir drie maande gesukkel om die huis verhuur te kry. Omdat ek in te 'n duur klas gekoop het, wou niemand die huis huur nie (almal in daardie huur-klas kon bekostig om self te koop) en het ek die huis gevolglik in die mark gesit. Ek en die koper het op dieselfde dag oordrag gevat in die akteskantoor - m.a.w. ek het uiteidelik geen verband-registrasie betaal nie en feitlik geen oordragskoste was ter sprake met die oordrag van die splinternuwe plek nie. Ek het die huis vir R644 000 gekoop en vir R860 000 verkoop. Die ander 18 eiendomme wat oorbly, het baie konserwatief 'n ekwiteitswaarde van R835 000. As ek dus vandag my portefeulje verkoop, sal ek na alle kostes 'n netto wins van R835 000 maak. AS EK DUS HUIS NR. 19 SE WINS VAN R200 000 HIERBY TEL, DAN HET JY VIR DIE R2 200 WAT EK IN 2004 IN JOU SEMINAAR BELê HET, VIR MY 'N OPBRENGS VAN R1 MILJOEN GEGEE OP MY BELEGGING. WYS VIR MY WATTER BELEGGING OP AARDE KAN JOU SEMINAAR SE OPBRENGS KLOP!!! Nogmaals dankie Coert - jy help om my finansieël vry te maak. Groetnis,

I attended your seminar on the above date. Maybe you will remember me - I sat in the front row next to my husband Eros. I just wanted to let you know that we were riveted for the entire seven hours.

I am not one of those people that "just want to be comfortable" - no I want to be FILTHY, STINKING RICH (and fortunately Eros agrees), so that we can ENJOY ALL LIFE HAS TO OFFER.

Hence, we have been investigating a lot of part time business propositions, from Balltron to Network 21 - IT WAS JUST NOT FOR US!! We have been watching the Property Market for about three years now and realised that there was money to be made. We were considering the old-fashioned "buy to let and pay off the bond" method. Fortunately we heard about your seminar - what a Godsend!! THIS IS DEFINITELY FOR US!!

You inspired me (no easy task I may add) - I especially like that you share your success with others. It is also commendable that you read and answer all your own emails. We are ALL FIRED UP and can't wait to get started. We already read Saturday's Property Guide through different eyes.

My next email will be to one of the Trust Advisors on Coert's choice to get a family trust started.

Ek en 2 van my vriende het einde 2004 jou kursus in Pretoria bygewoon. Ons het dit uiters leersaam gevind. Ek het al vele boeke oor eiendom gelees en ook verskeie kursusse hieroor bygewoon,maar dit wat ons uit jou kursus gekry het was in n klas van sy eie. Jy kan baie trots voel oor die produk wat jy vir jou kursusgangers aanbied.

Verder het ek ook vir Neels Stander gesien nadat ons jou kursus bygewoon het .Neels was van onskatbare waarde. Hy het my verras met sy uiters proffessionele diens. Jy kan hom met groot vrymoedigheid in die toekoms vir jou kliente aanbeveel.

Van ek die seminaar bygewoon het in Mei 2004 het my hele lewe verander.

Ons het beleggingsgewys in die 6 tot 8 maande 16.6 miljoen rand se eiendomme aangeskaf , en ek kan amper nie wag om my volgende projek aan te pak nie. Daar is duisende geleenthede daar buite. Jy moet dit net aangryp en jou lewe sal verander soos myne.

Baie dankie vir 'n interessante seminaar gister. Ek het jou artikels in 'Rapport' (Geld) en op die webblad vooraf met belangstelling gelees en het die seminaar in die eerste plek bygewoon omdat dit my reeds in jou artikels opgeval het dat jy bereid is om inligting met mense te deel en hulle te help. Ek vind ook jou herfinansieringsmetode sinvol en deurdag. Dit was daarom geen verrassing dat dit 'n baie informatiewe dag was waarop jy talle vrae en onsekerhede opgelos het nie - wat wel verrassend was, is dat die dag so gou omgegaan het. Dit is werklik uitstekend dat jy die groep se aandag die hele tyd so goed vasgevang het. Aan die einde van die dag wou ek nog meer hoor!

Soos genoem, is die bestudering van oorredingstrategieë 'n spesialiteitsgebied van my. Ek kyk dus, bewustelik en onbewustelik, na die manier waarop sprekers oorkom: hulle lyftaal, die vestiging van eie outoriteit, asook die manier waarop hulle aspekte gebruik soos logos (logiese redenering - die sterkste oorredingsmiddel volgens die ou Griekse filosowe), etos (te doen met morele redenasies oor reg en verkeerd) en patos (emosie, gevoelsargumente).

Ek moet jou gelukwens met jou optrede, naas die uitstekende feite-inhoud van die seminaar waarby jy die meeste belangrike aspekte van jou onderwerp aangeraak het. Dit het my opgeval dat jy vriendelik (maar nie opdringerig), rustig, gemaklik en eerlik oorgekom het. Jy het veral gehou by goed-opgeboude logiese argumente en nie by hierdie tipe (sake)seminaar te sterk gekom met jou eie lewe, kinders en emosies (patos) of met morele (etiese) argumente nie. Soiets kan maklik boemerang en oneg voorkom. In plaas daarvan dat mense dan oortuig word, gebeur die teendeel en vertrou hulle jou juis nie! Dit was glad nie die geval by jou nie.

Ek sal graag nog meer wil baat by jou kennis en ervaring - en sal sekerlik in die toekoms baie sterk gebruik maak van jou metodes by die aankoop van eiendom.

Die kontrakte word nou gefinaliseer, en die verband wat ons registeeer is 6.5 miljoen rand

Dit sou in my wildste drome nooit waar geword het nie as dit nie was dat ek die soort inligting by jou gekry het nie. Die pad vorentoe lyk nou baie rooskleurig en ,ons gaan van krag tot krag.

The owner of the place I wanted to buy suddenly decided that he does not want to sell anymore. But I got a nice place for much less and it will rent easily because it is near the university. I signed the offer to purchase yesterday.

I just want to say thank you for all the info I got in your seminar. It was worth every sent. I am busy trying to buy my first place and the people at the estate agency think I have been buying houses all my life. Your seminar gave me something that money can't buy (experience) and I am fully prepared for any thing they try with me.

It has taken us a bit of time to e-mail you, but I made a promise to myself that it would only be when the first property was bought on the basis of your strategy.

Well the first one has gone through. We took time and a lot of analyzing and one on one discussion between Cile, Dilana (Our lawyer that you met) and myself. With the wealth of information we got from you, we formulated our strategy and set up a Trust and Pty, that will be running the property investment.

It took a while to put the first property into place; but we learned a lot from it.

The first one is in the bag; nothing stops us now to purchase the rest!

I would like to know what your view is on the current interest rate; and if we should fix it to prime rate or not?

Ones again let me thank you for your valuable advice and hope to meet you soon for lunch.

Hierdie was by verre die beste seminaar wat ek nog bygewoon het. Dit het my laat besef dat DIE BANK se geld vir my kan werk. Ek besit reeds twee eiendomme wat reeds betaal is waarop ek by een 'n maandelikse inkomste verdien--Belasting pligtig. Jou metode het vir my gewys dat 'n huis nie nodig het om 'n inkomste te verdien waarop belasting op inkomste betaal moet word nie-- teendeel laat die verband vir jou werk en skryf die inkomste af teen belasting, solank die inkomste nie die verband paaiement oorskry nie. Ek kom uit die ou skool-- Moet nie skuld maak nie, betaal alles wat jy skuld en slaap lekker, geen wolwe op jou stoep nie. Wat sê jou metode vir my? Kry die maksimum lening by die bank-- dit is nie skuld nie-- dit is finansiering. Die inkomste op die verband betaal homself. Ek is van plan om hierdie metode tot die maksimum te ontgin-- solank die bank die geld gee sal ek dit aanwend.

Weereens, hierdie dag het 'n geweldige inpak op my gemaak en ek kan nie genoeg hieroor praat nie. My siening oor finansiering, tot my voordeel, het heeltemal verander.

I have been interested in property as an investment vehicle for the past year or two but never did anything serious. I have a cluster house in Garsfontein in addition to the small holding property, in which I live in Midrand. I am letting the Garsfontein property.

My vision is to create through various leveraging tools, a solid portfolio that will have a monthly turnover of about R1m in rental income in less than five years time....( assuming approx 333 properties, each with an average monthly rental income of R3,000) To reach this goal I need to start with the basics in place.....that is where I need your assistance.....
