Our Approach
Treoc is an investment service provider offering a holistic approach to wealth creation, protection and expansion of your asset base. We specialise in direct ownership of entry level property as the underlying asset class by providing a foundation through training seminars and fiduciary advice.
Our approach is based on the client's unique individual profile and by providing personal and responsible guidance in establishing and maintaining effective trust structures with specialist estate planning and wealth creation advice.
Each client is assigned to a Life Cycle Manager who is dedicated and responsible to establish and maintain a professional relationship with our clients. These client relationship managers are a client's single contact medium relating to any Treoc matter, Treoc products and Treoc services ensuring simplicity in communication, advice and client service.
The Treoc Way
The Treoc Double Trust Structure is created in order to effectively separate assets and liabilities.
The trust employs Treoc Trust Services as the independent trustee to participate in relevant decisions.
The trust's administration is managed by Treoc Trust Accounting to comply with fiduciary requirements.
Personal and other assets are transferred to a Treoc Asset or Family Trust. Liabilities are incorporated in a Treoc Property Investment Trust.
The Asset or Family Trust provides surety for investments in the Treoc Property Investment Trust.
Assets should not be personally owned, but in Trust – this is achieved over time.
The Property Investment Trust should acquire only the recommended number of properties as advised by the client's Life Cycle Manager.
Only entry-level townhouses in security complexes are suited to the Treoc Way.
Properties are only ever bought in trust.
Properties should at all times be bought in areas that are suited to the Treoc Way, as highlighted at the Treoc Property Investment Seminar.
Property portfolios should be managed with the guidance of the Treoc Investor Software.
Provision of at least 8% of the annual rental income must be made available for shortfalls that may occur due to market cycles, maintenance and a drop in rental demand.
Gearing ratios on portfolios are reduced within three years to a maximum of 70%, and properties are not refinanced more often than every four years.
Risk insurance or Life insurance should be structured by Treoc Risk Managers based on your financial analysis. Shortfalls should be covered sufficiently and these policies should be owned and paid for by the trust. The trust should be the beneficiary.
Treoc Foundation
Treoc has embraced our social responsibility through the establishment of the Treoc Foundation; a company registered in terms of Sec 21 of the Companies Act. The Foundation is involved in a number of charity projects including the upgrading of various facilities for the elderly.
